The August Market Minute is coming to you from one of my recent listings in Granthams Landing in order to allow me to illustrate a point.
Year-over-year comparisons between this year and last year show that the Sunshine Coast real estate market has slowed considerably over the past 12 months. While the volume of house sales is up 39%, the average sale price has dropped by more than 17%.
The increase in sales coupled with the drop in average price leads me to believe that sellers are finally coming to accept the reality of our current market. There are lots of buyers interested in buying a home but only if it's appropriately priced.
Eighteen months ago, a listing like this one would probably have been priced in the low 9's. But in August 2019, it’s being offered at $759,000. That price difference stings if you're a seller but it's the reality you need to accept if you're serious about finding a buyer for your home.
